When it comes to letting your property, you want reassurance that your investment is in safe hands. At James Du Pavey, we are always on-hand to discuss your situation and would welcome the opportunity to meet for a coffee to discuss maximising your investment or cover any areas you are unsure of.
The process of letting a property through James Du Pavey is simple. Find out more below…
Valuation carried out at the property to discuss your needs. We discuss legislation so we can tell you what you need to do in order to be compliant.
Signing Terms of Business to instruct us to act.
We take internal and external photos and prepare a set of marketing materials.
We really shout about your property using the biggest portals and a mailing list of registered tenants.
Blocks of viewings when possible to generate the best offers allowing you the pick of the bunch. All accompanied by our experts.
It’s your investment so you choose the tenants. All offers are discussed in detail allowing you to pick your preferred tenant. Where possible we would recommend that you meet the tenant in person before we proceed to ensure you are happy with them.
Prospective tenants must then go through full credit, employment and landlord referencing.
On successful referencing, the tenant pays over money for deposit and 1st month’s rent in advance.
Prior to this date the property must be compliant – we will then agree a date with you and the tenant to sign the Assured Shorthold Tenancy and collect the keys.
From month two, rent will be paid to you directly from the tenant by standing order ensuring you get 100% of the monthly income.
