What you need to know about the valuation process…

How long will a valuation take?

This is dependent on this size of your property and how many questions you have. We book an appointment slot of an hour and a half, but if you think we will need longer just let us know when you book in your appointment and we will try to accommodate your requests.

Does the house need to be photo ready for the valuation?

We book in a second appointment to come and take photographs should you choose to instruct us to market your home. This gives us the opportunity to point out some useful hints and advise you on the best way to present your home, ready for photographs. Sometimes it is worth making some small adjustments to make sure the property is looking its best ready for the big launch to the market.

Should I arrange more than one valuation?

This choice is entirely yours. Sometimes it is useful to get other opinions to help you to make a decision but it is always important to look the service that agent will offer you, not just the price that they “promise” that they will achieve for you. An honest valuation with an initial marketing price being achievable is much more beneficial to you as a seller than an inflated price from an agent that isn’t going to be proactive and sell your home.

What is a valuation?

A valuation appointment is where we get the pleasure of having a good look around your property and, using comparable evidence, find a price to market your home at. We will discuss the market with you and how we will go about selling your property. This appointment is your opportunity to ask as many questions as you can in order to get a full understanding of who we are and how we will work with you to sell your property.

Why do valuations differ?

A marketing appraisal (or valuation) is based on the prices that comparable properties have sold for in your area along with the current market conditions taking into account supply and demand for your property type. We will always discuss our comparable evidence with you and discuss the current market conditions.
